Did you know that it is usually older homes that are more likely to have under slab plumbing leaks because of their cast iron or other deteriorating sewer pipes have reached the end of their useful lives. Homes built before the early 1970’s usually have cast iron sewer lines and tend to have more plumbing problems. Cast iron pipes corrode as they age so the older the house is the greater the chance that the plumbing pipes have failed or on their way to failing. Cast iron pipes also have lead joints that are structurally weak and can separate after years of movement in our North Texas shifting soils. This is an important thing to remember if you are considering buying or selling your home! Newer homes and those built after the mid 1907’s generally have PVC -a thick, hard plastic- for the sewer pipes. These PVC pipes usually do not fail unless there has been some significant foundation movement. However DFW residents have been seeing more problems with PVC sewer pipes lately due to large trees and their roots penetrating the sewer pipes!. Occasionally we find PVC pipes to be leaking because they were never connected correctly during a previous instal or repair. This leaking water will attract tree roots and frequently results in root penetration of and damage to the PVC pipe. Many times these tree roots will clog the PVC pipe and cause multiple and frequent sewer stoppages. Sometimes hydro-jetting the sewer lines will give a homeowner temporary relief of the sewer clog problem, but most times it doesn’t.
